  • Perform constructability reviews to ensure construction sequencing, methods, and coordination align with industry best practices, reducing delays and cost overruns
  • Conduct progress verification to ensure contractor updates accurately reflect actual site progress
  • Perform Time Impact Analysis (TIA) to evaluate contractor claims for time extension entitlement
  • Perform Earned Value Analysis to assess project performance against plan and analyze cost and schedule variances to track overall project health.
  • Perform Monte Carlo Simulation to predict project completion based on current performance and historical data, evaluating schedule feasibility and identifying key risks.
  • Provide schedule review and performance reports highlighting earned value, schedule variance, and critical path analysis.

  • Assess local market conditions and productivity trends for cost accuracy
  • Review material selections for cost, availability, lead time, and life-cycle impacts
  • Manage cost estimate reconciliation between stakeholders
  • Review change orders and provide negotiation recommendations
  • Perform claims analysis for delays, damages, and cost impacts

  • Develop detailed CPM construction schedules: preliminary, baseline, progress, and as-built
  • Create cost- and resource-loaded schedules, including 4D visualizations
  • Prepare fragnet schedules to support Extension of Time (EOT) claims, ensuring both feasibility and contractual alignment
  • Collect site progress information, update the schedule accordingly, and revise as required to keep the project on track
  • Prepare schedule update narratives to summarize progress, highlight key changes, and communicate schedule status clearly to stakeholders
  • Support schedule negotiation, recovery plans, look-ahead schedules, and update submissions
  • Document schedule changes and impacts for internal and client reporting

  • Apply markups for overhead, profit, contingencies, and escalation
  • Analyze local market conditions and productivity trends to build accurate estimates
  • Select and vet materials considering availability, lead time, installation, maintenance, and life-cycle costs
  • Prepare and manage cost estimate reconciliation
  • Prepare and justify change orders with supporting cost analysis
  • Support claims preparation with cost and schedule substantiation
  • Produce detailed cost reports for design, pre-construction, and construction phases, and track cost performance metrics to support proactive cost control throughout project delivery
